Build-to-suit development allows our clients to occupy custom designed facilities that meet their unique operational requirements. Build-to-suit project implementation places full accountability for development, financing, architecture, engineering and construction in one set of hands and results in a customized, highly integrated and operationally efficient facility, lower project costs, shorter schedules and a better overall value.
We can structure build-to-suit transactions as a lease, lease/purchase and/or a purchase upon construction completion.

Design build project implementation places full accountability for architecture, engineering and construction in one set of hands. Design and construction are overlapped and bidding periods and redesign are eliminated as a result of the up-front coordination. Material and equipment procurement and construction work can begin before construction documents are fully completed which allows a project to be implemented on a fast track schedule. Fast-tracking saves time and money. Although capable of providing project implementation under any methodology, Summit Smith prefers the design-build methodology because it results in shorter schedules, a more integrated and operationally efficient facility, lower project costs and a better overall value.
